Its Exclusive Agriculture (A) district exists to keep farmland from being converted to other uses, limits uses mainly to agriculture and compatible activities, and allows no tract subdivisions. A single-family dwelling lived in by the owner or a full-time on-site employee is a permitted use there, and the Limited Agriculture (A-1) district has its own rules.

Under the February 2026 Kern County Zoning Ordinance, no new A-district lot may be under 20 gross acres (80 acres for Williamson Act land with certain General Plan designations), and each legal lot gets one principal single-family dwelling. More dwellings need a conditional use permit, at no more than one per 20 acres, or one per 80 acres under an 80-acre Williamson Act contract.
