Barndominium Builders in Bakersfield, California

Plenty of people in Bakersfield want a wide steel shop bay with the living space attached, and most enquiries about barndominiums in Bakersfield come down to one question first: is the parcel inside the city limits or out in unincorporated Kern County? That answer decides which counter reviews the plans, whether the lot is on City sewer or needs a septic permit, and which zoning code sets the building's height and setbacks. Inside the limits, the City's Development Services Department puts planning and building under one roof and handles the residential permit. Outside them, the County does, and its agricultural zoning works in 20-acre lots. Barndominium kits suit an owner with a crew and a slab-ready site; a turnkey build suits someone who wants one team from grading to final inspection. Either way, a pole barn frame or a steel frame is permitted as a house, with the fire sprinklers and, in most cases, the solar array that new California homes need. Send us the address or parcel number and we will tell you which rules it falls under before anyone draws a line.

Barndominium Kits and Plans for Bakersfield

A kit is the steel or pole barn package for an owner or a hired crew to put up; a custom plan fits the shop bay and the living space to the parcel. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes near Bakersfield

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Permits, Zoning, Septic and Wells in Bakersfield

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Bakersfield, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit City building department

City of Bakersfield Development Services Department, Building Division

Inside the city limits the Building Division issues ministerial permits and provides plan check and inspection for residential, commercial and industrial projects throughout the city, following the state building standards and the City's own ordinances. Development Services runs planning and building as a one-stop shop, with applications through the City's Clariti customer portal. Building sites outside the limits go to Kern County Public Works instead.

Who decides the land use City zoning

City of Bakersfield Development Services Department, Planning Division

The Planning Division handles land-use planning, zoning and land division, environmental review of public and private projects, and the local Habitat Preservation Program. A citywide general plan update, Bakersfield 2045, was out for public review through 27 September 2026, so ask Planning which policies apply to your parcel when you apply.

Sewer or septic Public sewer

City of Bakersfield Water Department, Wastewater Division

The Wastewater Division operates two treatment plants: Plant No. 2 serves the city east of Highway 99 and Plant No. 3 serves it to the west. A lot outside the sewered area, or outside the city, goes to Kern County Public Health for a septic permit instead.

Private water wells Wells: county permit

Kern County Public Health, Environmental Health Division, Water Wells Program

Kern County Public Health's Water Wells Program issues permits to construct, reconstruct and destroy water wells and checks the construction and water quality of existing ones. A private well is rare on a city lot; on land outside the city, plan the well site against the septic layout from the start.

City counter or County counter
Kern County Public Works sends building sites in the City of Bakersfield to the City of Bakersfield Building Department. Its own Building Inspection offices, the main counter in Bakersfield plus branches in Tehachapi, Lake Isabella, Ridgecrest and Lebec, handle sites outside the cities (Kern County Public Works, read 27 September 2026).

Acreage just outside the city
Much of the farmland ringing Bakersfield is zoned Exclusive Agriculture (A) by Kern County. The February 2026 Zoning Ordinance allows one principal single-family dwelling per legal lot there, occupied by the owner or a full-time on-site employee, and no new A-district lot may be smaller than 20 gross acres.

Metal Building Homes near Bakersfield

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Where the Land Is near Bakersfield

Most of Bakersfield is built out as subdivided lots on City sewer, and a parcel with room for a big shop and animals is the exception inside the limits. Buyers after five, ten or forty acres usually end up just beyond the limits in Kern County: the orchards and row crops of the Valley floor, the foothills toward the Kern River canyon, or the Tehachapi side. North of the county line, Tulare County and Visalia are the next farm markets.

Building on Land near Bakersfield

Start with the parcel's jurisdiction, because a Bakersfield mailing address does not by itself mean the City permits the lot. Then check the zone, the lot coverage it allows for a large shop, and whether City sewer reaches the lot. Around town, drainage and the federal flood map matter more than slope, especially close to the Kern River and the canals; on the foothill edge, the wildfire hazard zone is worth pulling up for the exact parcel too. A lot that relies on a well raises groundwater questions that are worth putting to Kern County and the local groundwater agency before closing. Pole barn homes and steel shells both want a level, compacted pad, so budget for grading.

Building in Bakersfield: questions

Start the survey
How much does it cost to build a barndominium in Bakersfield?
Here the site often decides as much as the steel: a sewer connection or a septic system, grading and drainage on Valley soil, a well if the parcel has no water service, and how big the shop bay is. A real number for a Bakersfield build comes after we have seen the lot and settled the floor plan. For sourced ranges and what moves them, read our barndominium cost guide.
Do I need a building permit for a barndominium in Bakersfield?
Yes. Within the city limits the City's Development Services Department reviews the plans and its Building Division issues the permit and inspects the work, the same as for any new house. If the parcel is outside the limits, even with a Bakersfield address, Kern County Public Works issues it; our Kern County page explains that route.
Can I build a barndominium on agricultural land near Bakersfield?
Often, but the zone sets the terms. In the County's Exclusive Agriculture district one principal house per legal lot is a permitted use when the owner or a full-time on-site employee lives in it, and lots are at least 20 acres. Other zones and City parcels work differently, so send the parcel through the survey and we will look it up.
Will my Bakersfield barndominium be on sewer or septic?
Inside the city it is normally sewer: the City's two treatment plants split the service area along Highway 99. On unincorporated land around Bakersfield, a home without a sewer connection uses a septic system under Kern County Public Health's program, which sets the standards for approving, installing and running it, so the system is designed alongside the house plan.
