How much do you want to take on?
Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Drawings only
A plan set coordinated for your parcel, taken to whichever builder you choose. You carry the schedule and the risk, and you keep full control.
Kit or shell
The structural shell delivered to your land, stood by your own crew or by one we arrange. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw land to move-in under one contract. One schedule, one point of contact, one party answerable when the building department has a question.
Every job starts with who reviews the plans for your land
Every California home is built to the same state code, Title 24, but your city's building department enforces it inside city limits and the county's does outside them. They set the snow, wind, frost and seismic values for your site, may keep local amendments adopted before October 2025, and settle septic, wells, zoning and fire-zone questions locally. A plan drawn to another county's answer is the wrong plan for your parcel, whether you are buying a kit or a whole house.
