Barndominium Builders in El Dorado County, California

El Dorado County climbs from oak-dotted ranch land east of Folsom, past Placerville and up the Sierra to the Lake Tahoe basin. Most of the ground people imagine for a shop-and-house build lies outside any city, and there the County controls the process. The Building Division accepts e-TRAKiT applications, owner-builders included, and runs counters in Placerville and South Lake Tahoe; the Planning Division works from a zoning ordinance that permits only the uses it names; and the Environmental Management Department signs off on septic and wells. Placerville, the county seat, issues its own permits through its City Building Division. For barndominiums in El Dorado County, the parcel usually decides the design before the owner does. Septic disposal fields cannot go on ground steeper than 30 percent, they need deep enough soil, a lot without a water district needs a well, and on many parcels a fire hazard zone sets the exterior materials. We use barndominium kits for owners who want to raise the frame themselves and bring in trades separately, and custom plans when a sloping lot has only one good pad for the house, the shop and the leach field together. Steel frames and pole barn frames both follow the ordinary residential permit route. Share the parcel with us and we will look at its zone, its fire hazard designation and where a septic system could go before any drawing starts.

Barndominium Kits and Plans for El Dorado County

A kit is the steel or pole barn package for an owner or a hired crew to put up; a custom plan fits the shop bay and the living space to the parcel. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes near El Dorado County

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Permits, Zoning, Septic and Wells in El Dorado County

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in El Dorado County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit County building department

El Dorado County Planning and Building Department, Building Division

The County's Building Division issues county building permits, with online applications through e-TRAKiT and walk-in counters in Placerville and South Lake Tahoe; it publishes separate how-to videos for contractors and for owner-builders. Your city's building department issues and inspects the permit inside city limits, and Placerville runs its own Building Division.

Who decides the land use County agricultural and rural zones

El Dorado County Planning and Building Department, Planning Division

The County's Zoning Ordinance is permissive: a use not listed for a zone is not allowed. Agricultural, rural and resource zones are in Chapter 130.21 and residential zones, such as Residential Estate RE-5 and RE-10, in Chapter 130.24. The Parcel Data lookup shows a parcel's zone, flood zone, fire district and water district, and setbacks for agricultural, timber or wetland protection may also apply.

Sewer or septic Septic: county environmental health

El Dorado County Environmental Management Department, Environmental Health Division

Septic approval rides on the building permit application, which passes from the Building Division to Planning and then Environmental Health. A registered professional must run a percolation test and a soil profile; disposal areas may not sit on slopes over 30 percent, and the trench needs 5 feet of soil and 5 feet to groundwater beneath it.

Private water wells Wells: county permit

El Dorado County Environmental Management Department, Water Well Program

A permit is required to build, deepen, repair or destroy a water well. Licensed well drillers apply, County staff review setbacks and inspect, including the annular seal, and the driller files a well completion report within 60 days. A house served by a well also needs a current well production report before the septic approval is given.

Fire Hazard Severity Zones being updated
On 27 September 2026 the County's Building Division page said it was updating all Fire Hazard Severity Zones in its system to reflect the recent CAL FIRE updates, warned that some County information might not yet reflect them, and pointed owners to the State Fire Marshal's zone maps. Check a parcel on the State Fire Marshal's viewer rather than relying on older County records.

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Building on Land near El Dorado County

Walk the land in El Dorado County with the septic rules in mind. A disposal field needs ground no steeper than 30 percent, at least 5 feet of soil and 5 feet to groundwater below the trench, and room for a full replacement area, so a steep or rocky parcel may have only one workable spot for it. Then look up the parcel's zone, flood zone, fire district and water district on the County's Parcel Data lookup; without a water district, plan on a well under a County permit. Check the fire hazard zone on the State Fire Marshal's viewer, since a hazard zone brings the California Wildland-Urban Interface Code. Allow for oak resources rules, driveway grade and room to turn a truck at the shop door.

Building in El Dorado County: questions

Start the survey
How much does it cost to build a barndominium in El Dorado County?
In the foothills the land sets much of the price: grading on slope, a percolation test and soil profile, a septic system that may need a special design, a well, a long driveway and wildfire-code materials in a hazard zone. The same plan can cost very differently on two parcels. Our barndominium cost guide lays out sourced ranges and the drivers behind them.
Do I need a building permit for a barndominium in El Dorado County?
Yes. On unincorporated land the County's Building Division issues the permit, and Planning and Environmental Health both sign off on the application, the latter approving the septic system. A home built as a barndominium goes through the same residential review as a conventional house. Inside Placerville, the City's own Building Division handles it.
Can I build a barndominium with a shop on rural land in El Dorado County?
Often, where the zone lists a single-family home and the parcel can hold a septic system. The ordinance only allows uses it lists, and rural, agricultural and residential estate zones each set their own standards and setbacks. Send the parcel through the survey and we will check the zone and septic prospects first.
Why does slope matter so much for a septic system in El Dorado County?
The County will not approve a disposal field or its replacement area on ground steeper than 30 percent, and it needs 5 feet of soil and 5 feet to groundwater below the trench. Unusual percolation rates call for a special design. On foothill land, locate the septic area before you site the house and shop.
