Barndominium Builders in Redding, California

Redding is the working hub of the North State, a city on the upper Sacramento River with oak-covered hills on its west side and ranch land running out in every direction. Barndominiums in Redding tend to fall into two groups: a shop-and-house build on a large lot inside the city, served by City sewer, or a build on acreage past the limits where the lot has a well and septic and Shasta County decides the permit. Inside the city, the Development Services Department's Building Division reviews the plans, issues the permit and inspects the work, and the City's Zoning Ordinance sets what a lot may hold. The bigger local question is wildfire. Redding's Fire Department has been asking residents to review updated Fire Hazard Severity Zone maps for the city, and a parcel inside a mapped zone is built to the wildland-urban interface rules for roofs, vents, siding and decks. Barndominium kits make sense for an owner with a crew and time; a custom plan fits the frame, the shop doors and the roof to the lot and its fire zone. Send us the address and we will check the zone, the sewer and the fire map before a plan is drawn.

Barndominium Kits and Plans for Redding

A kit is the steel or pole barn package for an owner or a hired crew to put up; a custom plan fits the shop bay and the living space to the parcel. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes near Redding

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Permits, Zoning, Septic and Wells in Redding

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Redding, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit City building department

City of Redding Development Services Department, Building Division

Inside the city limits the Building Division reviews plans, issues permits and inspects new construction against the adopted building codes, working from the Permit Center at City Hall and an online permit portal. Living quarters in a steel or pole barn frame are permitted as a dwelling, with the same plan review a conventional house gets. Once a parcel is past the city line, the permit comes from Shasta County's Building Division.

Who decides the land use City zoning

City of Redding Development Services Department, Planning Division

The Zoning Ordinance, Title 18 of the Redding Municipal Code, implements the City's General Plan and regulates the use, placement, spacing and size of land and buildings. It also sets out the permits the Planning Division issues and when they are needed. The ordinance was adopted in October 2002.

Sewer or septic Public sewer

City of Redding Wastewater Utility

The City's Wastewater Utility collects and treats sewage from its service area at two plants, Clear Creek and Stillwater, through a City-run collection system. A lot inside that service area connects to the sewer; a parcel outside it is a septic question for Shasta County.

Private water wells Wells: county permit

Shasta County Environmental Health Division

Shasta County Environmental Health permits the construction, deepening, repair and destruction of every well in the county and its three cities, Redding included. The work must be done by a C-57 licensed well driller to the state's well standards, and inspections follow the permit.

Updated fire hazard maps
On 10 March 2025 the Redding Fire Department asked residents to review the City's updated Fire Hazard Severity Zone map, noting that zones are rated moderate, high or very high and that they identify areas where defensible space standards and wildland-urban interface building codes are required.

Metal Building Homes near Redding

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Where the Land Is near Redding

Redding has more room than most California cities, and larger lots do turn up in the hills and on the edges of town, but most acreage for a barndominium lies outside the limits. Shasta County covers the ranch and foothill land around Palo Cedro, Millville, Cottonwood and the hills west of the river, where a parcel usually means a well and septic. Farther south, Chico and Butte County offer valley and foothill ground.

Building on Land near Redding

Look up the parcel's zoning under the City's Zoning Ordinance first, then check it on the City's fire hazard map: much of Redding's west side is hilly, brushy ground, and a mapped zone brings ignition-resistant construction and defensible space into the design. Confirm the lot is inside the Wastewater Utility's service area before planning bathrooms and a shop sink; if it is not, the septic system and any well go through Shasta County. Slopes on the west side can add grading and retaining costs, and a wide shop building needs a flat pad and truck access. Keep the building within the zone's height and setback limits, and allow room for the separation from vegetation that the fire rules call for.

Building in Redding: questions

Start the survey
How much does it cost to build a barndominium in Redding?
The lot sets much of the budget in Redding: grading on a hillside, the fire-zone construction details, and whether the parcel connects to City sewer or needs septic and a well. Two identical buildings can land far apart once those are priced. The per-square-foot ranges we cite, with their sources, are in our barndominium cost guide.
Do I need a building permit for a barndominium in Redding?
Yes. Inside the city limits the Building Division of Development Services reviews the plans, issues the permit and inspects the construction, and a barndominium lived in as a home is permitted like any new house. On land outside the limits, Shasta County is the permitting office; see our Shasta County page.
Does Redding's fire hazard map affect a barndominium?
It can. If the parcel falls in a mapped Fire Hazard Severity Zone, the home is built to the California Wildland-Urban Interface Code, which covers roofs, eaves, vents, exterior walls, windows, doors and decks, and the owner keeps defensible space. Metal roofing and noncombustible siding are among the options that code lists; the building department confirms the assembly. We check the map for the address first.
What zoning do I need for a barndominium on land in Redding?
Often, if the design meets the zone's standards for a house: the allowed use, height, setbacks and building placement under Title 18. Large shop doors and a tall roof can bump into those limits on a smaller lot. Send the address through the survey and we will check the zone and fire map before you commit.
