Barndominium Builders in Chico, California

Chico sits where the northern Sacramento Valley meets the Cascade foothills, a university and farm town ringed by orchards, with Bidwell Park running into the hills on its east side. Barndominiums in Chico come in two kinds: a home and shop on a large residential lot inside the city, and a build on orchard or foothill acreage outside it in Butte County. Inside the city, the Community Development Department's Building Division issues and inspects the permit, and the Planning Division applies the zoning in Title 19 of the Municipal Code. Two local histories shape what can be built. Decades of septic discharge polluted groundwater under the Chico Urban Area with nitrate, which is why so much of the area around the city has been moved onto sewer. And the 2018 Camp Fire nearly burned into the city limits, so the foothill edge is planned with wildfire in mind. Barndominium kits suit an owner-builder with a crew; a custom plan fits the shop bay and living space to the lot's zoning and setbacks. Send us the address and we will check the zone, the sewer situation and the fire exposure before any plan is drawn.

Barndominium Kits and Plans for Chico

A kit is the steel or pole barn package for an owner or a hired crew to put up; a custom plan fits the shop bay and the living space to the parcel. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes near Chico

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Permits, Zoning, Septic and Wells in Chico

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Chico, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit City building department

City of Chico Community Development Department, Building Division

Inside the city limits the Building Division reviews permit applications, performs plan check, issues building permits and inspects the work, with applications and plans submitted digitally through eTRAKiT. A home-and-shop building goes through that same residential process. The Division notes that Butte County has jurisdiction over wells and septic tanks, and land outside the limits is permitted by the County.

Who decides the land use City zoning

City of Chico Community Development Department, Planning Division

For any residential construction, the City says the first step is to find the property's zoning. Title 19 of the Municipal Code sets allowed uses, setbacks and minimum lot sizes, and a use table shows, district by district, which uses are allowed outright, which need a use permit and which are prohibited.

Sewer or septic Public sewer

City of Chico Sewer Services

The City runs the sewer system and issues sewer connection permits. Where a property is moving off an old septic tank, Butte County's Declaration of Septic Tank Destruction must be completed before the plumbing permit for the sewer connection. The City's public map shows where sewer lines run.

Private water wells Wells: county permit

Butte County Public Health, Environmental Health Division

In Butte County the well-permitting agency is Environmental Health, and every well must be drilled and constructed under a permit, domestic or agricultural. State law requires the work to be done by a licensed C-57 water well contractor. On a Chico lot served by City water a private well is unusual.

Chico Urban Area nitrate history
Butte County's nitrate compliance program page says the Regional Water Quality Control Board cited individual septic systems as the main source of nitrate in Chico-area groundwater, and a 1990 prohibition order required area septic systems to be abandoned by July 1995, affecting over 30,000 residents (read 27 Sep 2026).

Wildfire on the foothill edge
The City of Chico's Community Wildfire Protection Plan says the 2018 Camp Fire nearly burned into the city limits and that many other large fires have burned in the foothills east of town; the plan lists vegetation management projects to reduce that exposure (read 27 Sep 2026).

Metal Building Homes near Chico

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Where the Land Is near Chico

Chico's neighbourhoods are mostly suburban-sized lots, so a parcel with space for a big equipment shop is rare inside the limits. The orchards and ranch ground toward Durham, Nord and the valley floor, and the foothill parcels to the east, are unincorporated Butte County land with its own permit and septic rules. Valley acreage continues south toward Yuba City, and north past Red Bluff to Redding and Shasta County.

Building on Land near Chico

Find the parcel's zoning district first and read its use table and development standards: a tall shop with large doors has to fit the height, setback and lot coverage limits. Then check sewer. In and around Chico, many older septic areas have been converted, so confirm the lot is on the City system or in a nitrate compliance area where a connection may be required. East of town, where the city meets the foothills, look at the parcel on the State Fire Marshal's Fire Hazard Severity Zone viewer and plan for defensible space and ember-resistant details. Lots near the creeks that cross the city can carry flood mapping, which affects floor height, so check that before you choose a slab.

Building in Chico: questions

Start the survey
How much does it cost to build a barndominium in Chico?
On a Chico lot the budget turns on the sewer connection, any old septic tank that must be destroyed first, the zoning limits on the building's size, and fire-zone details on the east side. Those change the price more than the frame. Sourced ranges per square foot, and what moves them, are in our barndominium cost guide.
Do I need a building permit for a barndominium in Chico?
Yes. Inside the city limits the Community Development Department's Building Division handles plan check, issues the permit and inspects the build, and a barndominium lived in as a home is permitted like any other house. For land outside the limits the permit comes from Butte County; our Butte County page covers that side.
What zoning do I need to build a barndominium on land in Chico?
A residential district that allows a single-family home, with a lot large enough for the building within its setbacks and coverage limits. The use table in Title 19 shows whether the use is allowed outright or needs a use permit. Send the parcel through the survey and we will look up the district before you buy.
Can I use a septic system for a barndominium near Chico?
Inside the Chico Urban Area, septic has a history: nitrate from septic systems led to an order to abandon them, and many properties have moved onto City sewer. A new home on a lot served by sewer connects to it. Outside that area, on rural Butte County land, Environmental Health decides the septic question.
